Commercial mortgage leads
Owners and investors with 5+ unit and commercial properties, delivered with the details of the deal.
Commercial mortgage leads are fewer and slower than residential ones, and each is worth considerably more when it closes. The borrower is an owner or investor with a building, a purpose and usually a lender in mind already. We run campaigns under your name that screen for property type and purpose, and deliver the inquiry to you alone.
- 5+ units or commercial use confirmed on the form
- Property type, purpose, value and income captured
- Exclusive to you, never resold
Commercial mortgage leads, in 50 seconds
When a building earns income it becomes a commercial file. See what the lender looks at, and the inquiry that reaches you.
Who is a commercial mortgage borrower
One to four units generally follows residential investment financing. Five or more units, or any commercial use, is commercial territory, with different lenders and a different file.
Multi-unit owners
Apartment building owners buying, refinancing or renewing, sometimes looking at insured multi-unit programs and sometimes at private money.
Mixed use and commercial
Retail with apartments above, small plazas, office and industrial. Lenders weigh the commercial portion differently.
Converting
Owners moving a residential property to commercial financing as the portfolio grows.
What the form captures and what lenders will ask
On the form
Property type and unit count, purpose, estimated value, current income and the owner's timeline, plus province and city. Enough to know which lender type to approach.
Coming later in the file
DSCR checked against the real rent roll, an appraisal on the income approach, and often an environmental report. Lender policy varies, and so does timing. Tell the client early.
Careful with licensing: it differs by province and by who the borrower is, so confirm your own position with your regulator. Ads carry your brokerage name and licence details where required, and promise no rates or approvals.
Two ways to get them: a Google campaign under your name, or pay per lead. Related: refinance leads and private mortgage leads. See how it works, from Amplify Leads, month to month.
Questions brokers ask us
What counts as a commercial mortgage lead?
An owner or investor financing a property with five or more units, or any commercial use: apartment buildings, mixed-use, retail, office, industrial. The form asks the property type, the purpose (purchase, refinance, renewal or conversion), the rough value and the income, so you can judge the deal quickly.
Why is DSCR on the form?
Debt service coverage is how most commercial lenders size a loan, so the number shapes the deal early. We ask for rough income and expenses or the owner's own estimate, and you confirm it against the rent roll. It is a screening aid, not an approval.
Which channel works for commercial borrowers?
Google for owners already searching for a commercial mortgage broker or a multi-unit refinance, and Facebook or Instagram for investors who are growing a portfolio and not yet looking. Volumes are smaller than residential, so the value of each lead is higher.
Do commercial deals need a mortgage licence?
It depends on the province and on who the borrower is, and in Ontario there is an exemption for some non-individual clients. Check with your regulator rather than assume commercial is unregulated.
What should the broker explain up front?
That lenders will want an appraisal, usually on the income approach, and often an environmental report, depending on the property and lender policy. Setting those timelines early keeps closing dates realistic and the client onside.
