Construction mortgage leads
Self-builders, builders and land buyers, delivered with the lot, the plan and the timeline.
Construction mortgage leads and land loan leads are borrowers who own a lot, are buying one, or are about to break ground and need financing that advances in stages. It is a lower-volume audience than purchase leads, but a broker who understands draws, zoning and which lenders fund raw land stands out. We aim campaigns at that borrower and deliver each inquiry to you alone.
- Land owners and buyers with a build plan
- Lot status, plan and timing on every lead
- Exclusive and never resold
Land and construction leads, in 45 seconds
An empty lot becomes a house, one draw at a time, and the inquiry reaches you at the planning stage with the lot, budget, builder and timeline.
Who is looking for a construction mortgage or land loan
Self-builders
Families with land on title, inherited or bought, planning a custom home or a laneway or secondary suite. With some lenders the equity in the land counts toward their contribution.
Small builders
Infill and tear-down-rebuild builders whose own financing fell through, or who want a broker who knows several lenders.
Land buyers
Rural and recreational buyers, and people buying a lot first and building later. Their first question is whether anyone will fund the land at all.
How construction financing works, and what to be careful about
Draw-based advances
Construction mortgages release money in stages as work is inspected. Some convert to a regular mortgage on completion, others need a separate take-out. The form asks what stage the project is at.
Vacant land
No CMHC insurance on vacant land, so more equity is needed. Private lenders usually charge fees, and ads that mention them should say so.
Zoning and site issues
Conservation authority limits, a missing severance or agricultural zoning can cut the lender's value or end the deal. We ask about permits and zoning so you see problems early.
Licensing and ads
These are mortgages secured on real property, so a provincial licence is needed where individuals borrow. Never promise approval, a down payment or a rate, and never use CMHC logos or wording that implies approval.
Related lead types: commercial mortgage leads and private mortgage leads. See Google Ads for mortgage brokers, how exclusive leads work, and the process. Amplify Leads runs it month to month, no long contracts.
Questions brokers ask us
Who is a construction mortgage lead?
Usually a family building on land they own or are about to buy, an owner-builder, or a small builder financing an infill or custom project. The form asks about the lot, the plan and the timeline so you know whether the file is ready or years away.
Why are land loan leads harder than regular mortgage leads?
Vacant land is not eligible for CMHC insurance, and big banks rarely fund it. Credit unions, B-lenders and private lenders do, with more equity required. That makes lender matching the real work, and it is why a broker who understands land is worth finding.
Which channel works best?
Google Search for people already typing construction mortgage, self-build financing or vacant land loan, plus Facebook and Instagram for landowners who have not started looking yet. Both are low volume compared with purchase leads. Credit ads on Meta use a Special Ad Category, which narrows targeting.
Do you promise approval or a down payment figure?
Never. Lenders treat land as higher risk, requirements vary by lender, zoning and lot, and the ads say so. We invite the conversation and leave the terms to you and the lender.
Can I buy these leads pay per lead?
Yes, by province or city, or as a managed campaign under your own name. Leads are exclusive to you and never resold. A free strategy call will tell you whether your region has enough builders and landowners to make it worthwhile.
