Second mortgage leads
Homeowners who want their equity and want to keep the first mortgage they have.
Second mortgage leads are homeowners who already have a first mortgage they like and need cash behind it, for debt, a business, a renovation or a tax bill. We run campaigns under your name that find them, ask the questions you would ask on the first call, and send the inquiry to you alone. Nothing is shared and nothing is resold.
- First mortgage balance, home value and purpose captured
- Built around keeping the existing first in place
- Exclusive to you, never resold
Second mortgage leads, in 45 seconds
How a second slots in behind a first the borrower will not break, and what the inquiry looks like when it reaches you.
Who is asking for a second mortgage, and why now
The common thread is a first mortgage worth keeping. Breaking it would cost a penalty or a higher rate, so the borrower looks for a loan registered behind it instead.
Debt and cash flow
High-interest balances, a tax bill or a business that needs working capital, with a home that has equity sitting idle.
Projects
Renovations, a down payment for another property, or a family need, where a HELOC was not available or not enough.
Timing
A renewal that makes breaking the first unattractive, or a deadline that rules out a full refinance.
What the form captures and what you check
On the form
Province and city, the first mortgage balance and lender type, estimated home value, how the money will be used and when it is needed. That gives you combined loan to value before you dial.
On your side
Whether the first lender permits a second behind it, the first mortgage terms and penalty, and a subordination agreement if the first is refinanced later. Lenders differ, so confirm with the one you plan to place with.
Be careful in the ads. Ontario ads need the licensed brokerage name and must not mislead, BC has its own registration rules, and no ad should promise a rate or an approval. Seconds from private lenders are covered separately under private mortgage leads.
Two ways to get them: a managed Facebook campaign under your name, or pay per lead. Related: HELOC leads and refinance leads. Month to month, no long contracts, from Amplify Leads.
Questions brokers ask us
What is a second mortgage lead?
A homeowner who wants to borrow against their equity and keep the first mortgage they already have. The form captures what they owe on the first, what they think the home is worth, what the money is for and how soon they need it.
How is a second mortgage lead different from a private mortgage lead?
A second mortgage is defined by position: it sits behind an existing first, and the lender can be a bank, a B lender, a credit union or a private lender. A private mortgage is defined by the lender, and can be first or second. If your specialty is the lender side, see our private mortgage leads page.
Why does the first mortgage matter so much on a second?
The first lender is paid first if the property is sold on default, and a later refinance of the first usually needs the second lender to agree to stay behind it. We ask about the first mortgage on the form so you can check the balance and terms before you spend time on the file.
Which channel brings in second mortgage borrowers?
Facebook and Instagram reach homeowners who did not know a second was an option, which is most of them. Google picks up the smaller group already searching for ways to get equity out without breaking their mortgage. We choose the mix with you.
Do you promise rates or approvals to the borrower?
No. Ads and landing pages describe the product and ask for the situation, nothing more. Where your province requires it, your licence number and brokerage name go on the ad.
