Debt consolidation mortgage leads
Homeowners ready to roll high-interest debt into their mortgage, delivered with the numbers.
Debt consolidation mortgage leads are homeowners carrying credit cards, loans or tax debt who want one payment secured on the home. They are among the most motivated inquiries a broker gets, and the hardest to handle well, because the equity, the credit and the lender tier all decide the answer. Our campaigns run under your name and deliver each one to you alone.
- Homeowners only, with debt and equity captured
- Renewal timing included with every lead
- Exclusive and never resold
Debt consolidation leads, in 45 seconds
Five bills and five due dates folding into one payment, and the inquiry that reaches you with what the homeowner owes and owns.
Who the borrower is and what the form asks
The triggers
Credit card balances climbing, a renewal coming up, arrears with the CRA, or a missed payment that has them weighing a refinance against a consumer proposal.
What the form captures
Province and city, home value and mortgage balance, the kind and size of debt, and when the renewal is. Enough to see whether the file fits an A lender, a B lender or a private lender.
What to check first
The 80% refinance ceiling, the stress test when you add money or extend amortization, and whether CRA debt must be cleared before closing, which many A lenders require.
What to be careful about
Never say or imply that debt goes away. Consolidating can mean paying it over a longer period and puts the home at risk, so show the real cost over the term. No guaranteed approvals, no fixed private rates, and keep your brokerage name and licence number on every ad where FSRA, BCFSA or your provincial regulator requires it. Be careful with insolvency language: a consumer proposal is a matter for a licensed insolvency trustee.
Get them through a managed Facebook campaign or pay per lead, and see how it works. Related: refinance leads, HELOC leads and private mortgage leads. From Amplify Leads, month to month with no long contracts.
Questions brokers ask us
What is a debt consolidation mortgage lead?
A homeowner who has told us they carry credit card, loan or tax debt and want to roll it into a mortgage, second mortgage or HELOC. The form captures what they owe, what the home is worth and when their renewal falls, so you can see quickly which route could fit.
Why does the 80% limit matter for these leads?
A conventional refinance is capped at 80% of the home value, and rolled-in debt counts toward that. Borrowers with less equity may only have a second mortgage or private lender, at higher rates and fees, so the form asks about equity before you spend time on the call.
Can the ads say we will clear a borrower’s debt?
No. The debt moves into the mortgage, it does not disappear, and spreading it over a longer term can raise the total interest paid. It also puts the home at risk if payments are missed. Ads should show the trade-off, not hide it.
What about leads who are considering a consumer proposal?
Treat them carefully. Lender rules after a proposal vary by lender tier and by source, so check the current lender sheets rather than assuming. The choice between a proposal and a refinance is not yours to make for the borrower, and a licensed insolvency trustee is the right person for that advice.
Which channel brings the best debt consolidation leads?
Facebook and Instagram, because most borrowers are not searching until the stress builds. Google Ads catches those already looking for a second mortgage or a way to pay off cards. Both run under your brokerage name with the licence details your regulator requires.
